How long does a typical property transaction take?

Most residential purchases complete within 8–16 weeks, though timescales can vary depending on the type of transaction, e.g. leasehold, the complexity or unexpected additional works required, the status of the chain (if any) and any delays on searches or mortgage front. The transaction times are largely based on external factors.

Do I need a solicitor before making an offer on a property?

You can make an offer without a solicitor, but having us ready early helps prevent delays and ensures you're legally protected from the start.

What’s the difference between freehold and leasehold?

Freehold means you own the property and the land it sits on. Leasehold means you own the property for a fixed term, but not the land—often requiring ground rent or service charges.

Can you act for both buyer
and seller?

No, we cannot represent both parties in the same transaction due to conflict of interest rules. We act solely in your best interests.

What documents will
I need to provide?

You'll need proof of ID and address, details of the property, your mortgage information (if applicable), and your solicitor's forms completed. We’ll guide you through each step.

Do I need a solicitor for
a remortgage?

Yes. A solicitor is required to handle the legal aspects of a remortgage, including title checks, liaising with your new lender, and registering the changes with the Land Registry. We ensure the process is fast, accurate, and hassle-free.
